HOLIDAY RENTAL PRICES RISE ON BACK OF STRONG DEMAND

As Brazilian holidaymakers start to think about where to spend New Year, demand for holiday lets in Ceará rises. A recent survey carried out by O Povo broadsheet found that prices for holiday apartments and villas in the state had gone up by at least 20%.

Strong demand for New Year

Christmas and New Year are the biggest celebrations on the Brazilian holiday calendar and they take place at the height of the summer season. This time of year is the busiest of all and holiday lets tend to be in high demand.

In 2020, more people than ever are looking at holiday lets rather than hotels. The uncertainty over whether public celebrations will be allowed and the need to social distance makes private rentals more attractive.

Prices for holiday lets in Ceará

O Povo looked at holiday rentals in Ceará for seven people (including two children) over the 3-day period, 31 December to 2 January in different parts of Ceará. The newspaper revealed that inland destinations such as Gauaramiranga and Palmacia had availability started at R$1,300.

On the coast, prices are much higher. Those in Cumbuco ranged from R$2,200 to R$7,100 while holiday lets in Jericoacoara started at R$8,000. “Searches for holiday lets over New Year have really grown during September,” said Rodrigo Costa, Vice-President of the Regional Association of Estate Agents (CRECI-CE). “To give an idea, a property with nine rooms that cost R$12,000 is now priced at R$15,000.”

Costa also pointed out that the rise in demand and subsequent price increases are “part of normal market dynamics” as holidaymakers prefer to split the cost between several people.

Flecheiras sought-after location

Coastal locations away from urban areas are more popular than ever. Airbnb reports that there has been a strong rise in demand for holiday rentals in “hyper-local” destinations. Families are looking to get away from cities and spend their holidays nearer nature.

As a result, some of the less well-known coastal areas in Ceará are taking centre stage. O Povo highlights that the most sought-after are Flecheiras and Porto das Dunas. Here, prices for holiday lets have risen too and now average between R$6,000 and R$7,000 for the New Year period. Airbnb noted that since May interest has soared for holiday rents in Caucaia, Trairi and Cascavel.

Consolidation of trend

For their part, Booking.com revealed that trends have shifted away from traditional holiday accommodation. The move from hotels from private apartments and villas goes back to 2019 when a survey discovered that 40% of Brazilians had the intention of staying in a holiday let.

The shift to private holiday lets is also noticeable at The Coral where bookings for villas and rental suites for New Year are also brisk. Holidaymakers at The Coral enjoy several advantages in the current pandemic.
