The fractional sale of real estate for second homes has become a strong trend in the real estate sector. In the system, different buyers acquire a share of a property, dividing their ownership and the right of use. The then owners make a rotation of use so that the house is rotated during the periods of high, medium and low season. According to Raphael Almeida, commercial director of The Coral Residences, this system gained more strength and confidence after the approval of the Multipropriety Law (Law No. 13.777 / 2018), which regulates the shared real estate sector.

“For the fraction buyer, the value of the quota is up to 60% lower if he were to pay for a unit alone, with the guarantee of a high standard and quality product. For the investor, properties are being sold faster and to a wider range of buyers. It is a movement that has been heating up Brazilian tourism”, says Raphael.

At The Coral Complex, the first phase of the fractional sales operation completes one year in the second half of 2019. The houses sold through real estate fractions vary in size, from 125m² to 189m², with leisure areas with swimming pool and private terraces. When acquiring the real estate fractions of The Coral, the client becomes the owner of that fraction and the equity is for life. In addition to a second vacation home, The Coral customers are entitled to use the tourist exchange service offered by RCI, a BRIC partner and one of the most comprehensive exchange operators in the world. The idea is to open a range of destinations for customers.

Under construction on Guajiru beach, in Trairi (west coast of Ceará), The Coral arrives as one of the largest multi-property and hotel complexes in the Northeast. With an exclusive concept and high standard, the development includes a five-star boutique hotel with the Radisson flag, 700 residential lots and a leisure space called Ocean Lounge Beach Club. With about 900m², the project is the first by the Dutch group Bric in Ceará. Currently, 14 houses have already been built in the complex by international investors and 20 are under construction. The overall sales value (PSV) of The Coral is estimated at $ 150 million.
